Clementi: The West Coast Town Becoming an MRT Interchange

Clementi has spent fifty years as a well-run West Coast housing town with an unusually dense cluster of schools. The Cross Island Line, a Prime-classified BTO project and the first new private launch in four years have made it something else as well: one of the more actively traded corners of District 5. Hombble currently tracks 3,851 live listings there at an average of S$2,045 psf.
What living in Clementi is actually like
Clementi New Town was built out between 1975 and 1979 on the site of the former Colombo Camp, which means the estate has the mature-town characteristics buyers pay for: full amenity coverage, established greenery and a town centre that people use rather than drive past. It sits in the West region, postal district D5, bounded by the Ayer Rajah Expressway and within reach of West Coast Highway.
The town reads as two overlapping populations. There is the long-settled HDB community around Clementi Avenues 1 to 6, and there is the transient academic and research population drawn by the National University of Singapore, Singapore Polytechnic, Ngee Ann Polytechnic and the one-north cluster next door. That second group underpins rental demand in a way few other suburban towns can match.
Transport, and what changes by 2032
Clementi MRT (EW23) sits on the East West Line, integrated directly with Clementi Mall and the bus interchange above it. That single-line dependency is the town's current weak point, and it is being fixed.
Construction on Cross Island Line Phase 2 began in July 2025. The 15km extension adds six underground stations and is targeted for passenger service in 2032. Two of those stations are interchanges, and Clementi is one of them, linking the CRL to the East West Line. Addition and alteration works to the existing EWL station will be carried out in phases to build the transfer links. King Albert Park becomes the other interchange, connecting to the Downtown Line.
For buyers, the practical read is that Clementi moves from a single-line station to a two-line interchange within the holding period of anyone purchasing today.
Housing stock and prices
Hombble tracks 3,851 live listings in Clementi. The mix is 2,982 condominium, 491 landed and 378 HDB, which tells you the resale HDB market here is tight relative to the size of the flat stock. Average asking price across all listings is S$3,812,515 on an average size of 1,788 sqft, working out to an average of S$2,045 psf. That headline price is pulled upward by the landed segment, so treat the psf figure as the more useful comparison.
The HDB market has been setting records. A five-room flat at 445A Clementi Avenue 3 sold for S$1.58 million in May 2026, a new town high, at 113 sqm or roughly 1,216 sqft, which works out to S$1,299 psf. It exceeded a S$1.51 million sale of a comparable unit at the same block, and two S$1.5 million transactions in December 2025 and March 2026. A four-room flat at Clementi Crest separately set a four-room record at S$1.35 million.
On the private side, Elta at Clementi Avenue 1 was the town's first new launch in four years. The 501-unit, 99-year leasehold project opened in February 2025 at an average of S$2,537 psf, with prices from S$1,158,000 for a one-bedroom plus study, and sold 326 units over its opening weekend. TOP is projected for 2029.
New public housing supply is arriving too. Clementi Emerald, launched in HDB's July 2025 exercise, comprises four blocks and 753 units of two-room Flexi, three-room and four-room flats, classified as Prime with a waiting time of under three years.
Amenities, schools and green space
Clementi Mall anchors the town centre at the MRT station, with 321 Clementi, West Coast Plaza and Grantal Mall covering the rest. Clementi Polyclinic, the swimming complex, sports hall and Clementi Stadium sit within the same civic cluster.
The school density is the town's defining feature. Primary options include Clementi Primary, Nan Hua Primary, Pei Tong Primary and Qifa Primary. Secondary schools include Nan Hua High, Clementi Town Secondary, New Town Secondary and Kent Ridge Secondary, alongside NUS High School of Mathematics and Science and the School of Science and Technology. For green space, residents have West Coast Park, Clementi Woods Park and Dover Forest, a 33-hectare site recorded as supporting 158 animal species.
Outlook
The decisive medium-term factor is Dover-Medway, immediately east of Clementi. Under URA's Draft Master Plan 2025, the first phase focuses on land near one-north and Kent Ridge and will deliver roughly 6,000 new public and private homes. Demolition of the former ITE Dover campus begins in the first half of 2026, releasing an initial 1,300 to 1,900 flats.
That supply cuts both ways. New stock next door gives buyers alternatives and will compete with Clementi resale over the next decade. But the same plan brings employment, retail and infrastructure into the Greater one-north corridor, and the Dover Drive land parcel drew six bids at a top price of S$1,556 psf ppr, which is developers pricing in that upside directly.
Sellers holding older Clementi stock have a clear window: the CRL interchange is under construction and priced in only partially, while the town's school catchment and rental base are unlikely to weaken. Buyers should be more selective on lease and location within the town, since the S$2,045 psf average now covers a very wide range of asset types.
