What is the Beauty World area like to live in?
Beauty World is a mature, low-rise neighbourhood in Upper Bukit Timah, District 21. It is defined by landed housing, older walk-up apartments and mid-century shophouses sitting alongside pockets of newer condominiums, all within reach of primary rainforest.
The area takes its name from the Beauty World amusement park and market that operated here for decades. Today the character is green and family-oriented. Bukit Timah Nature Reserve, Singapore's oldest forest reserve covering 163 hectares, is a short walk from the station. The adjacent Hindhede Nature Park, Rifle Range Nature Park and the 24-kilometre Rail Corridor greenway extend the network of trails. For a district ten kilometres from the CBD, the amount of accessible green space is unusual.
Transport: Downtown Line and the Cross Island Link
Beauty World station (DT5) opened in December 2015 on Downtown Line Stage 2. The line runs directly to Bugis in roughly 20 minutes and on to the Marina Bay financial district, making it a practical commuter route without needing to change trains.
The bigger transport story is one stop south. King Albert Park (DT6) will become an interchange with the Cross Island Line Phase 2, with construction under way and completion expected around 2032. That interchange will connect Beauty World residents to Punggol, Pasir Ris and Changi without routing through the city centre. Closer to home, the new Hume MRT station between Hillview and Beauty World began operating in February 2025, filling a gap in the line. A new Beauty World Integrated Transport Hub, with a bus interchange linked underground to the MRT station, is also being built as part of the precinct redevelopment.
What schools are near Beauty World MRT?
Pei Hwa Presbyterian Primary School sits directly beside the station and is being incorporated into the new integrated community development, which will include a new indoor sports hall for the school. Methodist Girls' School is within one kilometre, a detail that features prominently in marketing for nearby condominiums.
The wider Bukit Timah corridor, reachable within a few Downtown Line stops, includes Hwa Chong Institution and Nanyang Girls' High School at Tan Kah Kee (DT8), and Raffles Girls' Primary School in the same cluster. For international schooling, Chatsworth International School near Sixth Avenue (DT7) offers the IB programme from primary through diploma level. Completion is expected in the first quarter of 2028. Older freehold condominiums along the Bukit Timah corridor generally transact in the S$1,900 to S$2,600 per square foot range, while HDB executive flats in Bukit Timah town command some of the highest resale prices of any HDB town in Singapore.
Amenities, food and daily life
Beauty World Centre, the commercial building beside the station, houses a food court, supermarket, tuition centres and everyday retail. Bukit Timah Plaza is a short walk further along Upper Bukit Timah Road. These are functional neighbourhood malls rather than destination shopping, which suits the area's character.
The original Beauty World Food Centre, long a neighbourhood institution for hawker food, is being rebuilt as part of the new integrated community building. Its 98 stallholders relocated to an interim Bukit Timah Hawker Centre in October 2024 and will return once the permanent centre is completed, expected in the second half of 2029. The same community building will house an expanded Bukit Timah Community Club, a new community library and elder-care facilities.
Outlook
Beauty World is mid-transformation. The integrated transport hub, The Reserve Residences with its Bukit V retail mall, and the community building together represent the most concentrated development the area has seen in decades. URA has also earmarked a 34-hectare site at Holland Plain, in the broader district, for approximately 2,500 new dwelling units.
The practical effect for buyers is a neighbourhood gaining modern infrastructure and connectivity without losing its established, green character. The Cross Island Line interchange at King Albert Park, once operational around 2032, will remove one of the corridor's few drawbacks: its reliance on a single MRT line. For sellers, the completion of The Reserve Residences in 2028 will set new price benchmarks that older freehold stock in the area will be measured against.
