Pasir Ris occupies Singapore's north-eastern coast, anchored by the EW1 station and a recently opened integrated transport hub that connects the MRT, a bus interchange, a polyclinic and the Pasir Ris 8 mall under one roof. The town is built around two large green spaces: Pasir Ris Park, with its 3.4-kilometre beachfront and six-hectare mangrove boardwalk, and Pasir Ris Town Park, a 14-hectare recreational park with a fishing pond and direct sheltered walkway to the MRT.
White Sands mall sits next to the station with 132 tenants including FairPrice and the Pasir Ris Public Library. Pasir Ris Central Hawker Centre, sited inside the town park, has 42 stalls across two levels, among them the Michelin Bib Gourmand-listed Jun Yuan House of Fish. Downtown East and Wild Wild Wet water park round out the leisure options along the coast.
What are the condos along Pasir Ris Grove?
Pasir Ris Grove is a private residential road home to five 99-year leasehold condominiums developed by CDL and Hong Leong Holdings: Livia, NV Residences, The Palette (103 Pasir Ris Grove, 892 units), D'Nest (127 Pasir Ris Grove, 912 units) and Coco Palms. All five sit within roughly 400 metres of Pasir Ris MRT. Searches for specific blocks such as 133, 141, 143 and 147 Pasir Ris Grove point to units within these developments.
Resale prices across the Grove cluster have traded between S$1,140 and S$1,532 per square foot in recent transactions, keeping them among the more affordable private options in District 18. By contrast, Pasir Ris 8, the integrated development directly above the MRT, has resold at S$1,900 to S$2,100 per square foot, reflecting the premium buyers place on direct station access.
What housing is on Pasir Ris Street 12 and Pasir Ris Link?
Pasir Ris Street 12 is an HDB estate with 22 blocks and 1,599 units, comprising four-room, five-room and executive flats built between 1988 and 1993. Recent resale transactions at blocks such as 101 and 102 Pasir Ris Street 12 have ranged from S$595,000 to S$640,000. The estate is served by both Pasir Ris MRT and the future Pasir Ris East station on the Cross Island Line.
Pasir Ris Link and Pasir Ris Rise are separate residential roads. Sea Esta, at 26 Pasir Ris Link, is a 376-unit condominium completed in 2015 that has transacted at an average of S$1,346 per square foot, with a historical high of S$1,608 psf recorded in November 2025. Transport: the Cross Island Line and what it changes
Pasir Ris MRT currently sits at the terminus of the East West Line, about 34 minutes from Raffles Place by direct train. That changes when Cross Island Line Phase 1 opens in 2030: Pasir Ris becomes station CR5, an interchange linking the eastern suburbs to Ang Mo Kio, Sin Ming and Bright Hill without passing through the CBD. A further extension, the CRL Punggol Extension, will connect Pasir Ris to Punggol and Sengkang by 2032, making it a three-line interchange.
The Pasir Ris Integrated Transport Hub, which opened in April 2025, replaced the old standalone bus interchange and added 150 bicycle parking lots. Dedicated cycling paths linking Pasir Ris to neighbouring towns are being completed in stages, supporting the URA's vision of the town as an accessible, car-lite community.

Families with primary-age children can consider Pasir Ris Primary, Elias Park Primary, White Sands Primary, Park View Primary and Coral Primary, all within the town. At secondary level, the area is served by Pasir Ris Secondary, Pasir Ris Crest Secondary, Meridian Secondary, Loyang View Secondary and Hai Sing Catholic School.
Tampines Meridian Junior College, at 21 Pasir Ris Street 71, is physically sited within Pasir Ris despite its name. ITE College East in Simei and Temasek Polytechnic in Tampines are both reachable within a few MRT stops.
Outlook for buyers and sellers
The CRL interchange is the single largest catalyst for Pasir Ris property values. HDB resale prices town-wide have averaged around S$740,000 over the past 12 months, drifting modestly upward as the 2030 opening date draws closer. The January 2026 launch of Coastal Cabana, an executive condominium near Downtown East, sold 67 per cent of its 748 units on opening weekend at an average of S$1,734 per square foot, signalling strong demand for new stock in the area.
Elias Green on Elias Road is pursuing a third collective sale attempt at a guide price of S$883 million, supported by a URA plot ratio increase from 1.4 to 1.8 gazetted in the 2025 Master Plan. A separate site at Pasir Ris Drive 3 and Drive 10 has been rezoned for high-density residential use. Both developments, if realised, would add meaningful new supply to a town where the existing private stock is largely over a decade old.
