Newton: Central District 11 Where Heritage Meets 5,000 New Homes

Updated 2026-09-04

Newton sits at the crossroads of the North-South and Downtown MRT lines, one stop from Orchard Road. With the URA Master Plan 2025 earmarking the area for roughly 5,000 new private homes over the next decade, this quiet District 11 enclave is entering a period of significant transformation.

What it is like to live in Newton

Newton occupies a compact stretch of central Singapore bounded by Scotts Road, Bukit Timah Road and the fringe of Novena. It is the kind of neighbourhood where tree-lined residential streets sit within walking distance of Orchard Road's retail belt. The area is anchored by Newton Food Centre, one of Singapore's best-known hawker centres, and Newton Circus Park provides a pocket of green space for residents nearby.

The housing stock is overwhelmingly condominium. Of the 313 listings currently on Hombble, 294 are condos and 19 are landed properties. Established developments such as Newton Suites, Newton One, 26 Newton and Newton Gems line the main roads, giving the neighbourhood a settled, mid-rise residential character despite its central location.

Transport and connectivity

Newton MRT station (NS21/DT11) is an interchange serving both the North-South Line, which opened here in 1987, and the Downtown Line, added in 2015. One stop south on the NSL reaches Orchard; one stop north reaches Novena. On the Downtown Line, Stevens is one stop west and Little India one stop east, connecting residents to Bukit Timah, the arts district and Chinatown without a transfer.

The interchange is an unusual one: transferring between the two lines requires tapping out, walking through a 56-metre underground linkway and tapping back in within 15 minutes. It is a minor inconvenience but worth knowing. Bus connectivity is also solid, with four stops around the station serving routes including the 48, 67, 143, 167 and 960. The Central Expressway is accessible via Bukit Timah Road, and future walking and cycling links to the North-South Corridor will further improve connectivity.

Housing stock and prices

Newton is a Core Central Region address and its prices reflect that. Across the 313 live listings on Hombble, the average asking price is S$7,053,394, the average unit size is 2,086 square feet and the average price per square foot is S$2,972. Recent transacted prices at individual projects sit in a broad range: resale units at Newton One have changed hands at around S$2,053 to S$2,505 per square foot, while Newton Suites has averaged roughly S$2,192 per square foot over its recorded transactions.

Landed homes make up a small fraction of the market here, just 19 of the current listings, reflecting Newton's predominantly high-rise character. Rental demand remains firm, driven by proximity to medical facilities along Novena, the Orchard Road office corridor and international schools further up Bukit Timah Road.

Schools and amenities

Several well-regarded schools are within reach. Anglo-Chinese School (Junior) sits within one kilometre, and Anglo-Chinese School (Barker Road) is on the neighbourhood's doorstep. St Joseph's Institution Junior, Singapore Chinese Girls' Primary and St Margaret's Primary are all within two kilometres. Buyers with primary-school-aged children should note that ACS Primary is slated to relocate from Barker Road to Tengah by 2030, a move that will alter the school proximity calculus for future enrolments.

Beyond schools, Newton's central position places the Singapore Management University campus, the National Museum and Fort Canning Park within easy reach. Daily needs are well served by Cold Storage at Goldhill Plaza, and Novena Square and United Square are a short ride north.

What is changing: the URA Master Plan

The URA Draft Master Plan 2025 designates Newton as one of Singapore's key city-neighbourhood transformation sites. Roughly 5,000 new private homes are planned around Newton Circus, Scotts Road and Monk's Hill over the next 10 to 15 years. The first government land sale site on Bukit Timah Road, capable of yielding an estimated 340 homes, was awarded to HH Investment in late 2025 at S$566.3 million, or about S$1,820 per square foot per plot ratio.

The masterplan envisions Newton as an urban village organised into three distinct clusters. A new Village Square will be developed next to Newton MRT and the food centre as a mixed-use community node. Monk's Hill Road is set to become a linear park, and a green corridor will link the area through to Emerald Hill. The Bukit Timah-Rochor Green Corridor, a linear park running along Bukit Timah Canal, will further connect Newton to Kallang Riverside Park.

Outlook

Newton's combination of an established MRT interchange, central location and a large pipeline of new supply makes it one of the more consequential redevelopment stories in the Core Central Region. The 5,000-home injection will add density, but the masterplan's emphasis on green corridors, heritage retention and mixed-use nodes suggests a neighbourhood that gains amenity as it grows. For buyers, the current market offers a mix of older freehold stock at lower per-square-foot rates and newer developments commanding premiums. For sellers, the incoming supply pipeline and infrastructure upgrades are likely to keep Newton firmly on search radars for years to come.
