What it is like to live in MacPherson
MacPherson is a subzone within the Geylang planning area, tucked into the Rest of Central Region between Paya Lebar's commercial node and the quiet landed pockets of Potong Pasir. The neighbourhood layers several decades of housing development on top of one another. Sennett Estate, planned in 1950 as Singapore's largest private housing development after the war, remains a freehold enclave of terrace and semi-detached homes bounded by Upper Serangoon Road and MacPherson Road. Surrounding it are HDB blocks from the 1970s through to the present day, giving the area a lived-in, ungentrifried character that newer estates lack.
Circuit Road Market and Food Centre anchors daily life for many residents, while MacPherson Mall, with NTUC FairPrice as its anchor tenant, handles everyday shopping. For anything larger, Paya Lebar Quarter is one MRT stop south. Parks are modest but functional: MacPherson Linear Park provides a walking and running trail between Joo Seng Road and MacPherson Road, and the Pelton Canal Park Connector extends 2.52 km along the waterway linking Kallang and Balam.
Transport connections
MacPherson MRT station is an interchange serving the Circle Line (CC10, opened 2010) and the Downtown Line (DT26, opened 2017). The Circle Line loops through Bishan, Buona Vista, and Marina Bay, while the Downtown Line runs directly to Bugis, Bayfront, and the CBD. Having two lines at your doorstep without needing a transfer makes MacPherson genuinely well connected for a city-fringe address.
Paya Lebar interchange, one stop south, adds the East-West Line to the mix, putting three MRT lines within comfortable reach. Bus coverage is extensive, with over 15 services running from stops near the station, including routes 40, 63, 65, 70, 80, and 154. The Pan Island Expressway is a short drive away for those who need road access to the west.
Housing stock and prices
The 789 listings currently on Hombble reflect MacPherson's diverse housing stock: 368 condominiums, 234 HDB resale flats, and 187 landed properties. The average asking price across all types is S$3,513,864, with an average size of 2,223 sq ft and an average of S$1,638 per square foot.
HDB resale prices have climbed sharply. MacPherson Spring, a relatively new development on Circuit Road that reached its minimum occupation period in 2024, has seen four-room flats cross the million-dollar mark, with a recorded transaction of S$1,088,000 in July 2025. Three-room units in the same development have sold for up to S$872,000, reflecting appreciation of roughly 43 per cent over five years.
On the landed side, Sennett Estate and MacPherson Garden Estate command freehold prices in the S$2,800 to S$3,500 per square foot range. The average landed sale price over recent months sits around S$3.11 million, with District 13 landed values rising 7.7 per cent in 2025.
MacPherson Weave, a 1,382-unit BTO project launched in May 2021 next to MacPherson MRT, is expected to complete around 2027. Its four-room flats were priced from S$489,000 to S$626,000 before grants, and given the resale trajectory of neighbouring projects, early buyers are sitting on significant paper gains.
Schools and families
MacPherson Primary School merged with Cedar Primary School in 2019, with the combined school operating from Cedar's site. Canossa Catholic Primary School on Sallim Road and Geylang Methodist Primary School serve the surrounding area. For secondary education, Paya Lebar Methodist Girls' School and Dunman High School, a co-educational SAP school, are both nearby within District 13.
The MacPherson Community Centre offers badminton, basketball, and youth programmes, while the Home United FC Youth Football Academy on Mattar Road provides ten futsal courts and two full-sized pitches. For families with young children, MacPherson Weave includes a two-storey childcare centre within the development.
Development pipeline and outlook
Beyond MacPherson Weave, the government is repurposing three SERS blocks at MacPherson Lane (Blocks 81 to 83) as temporary housing under the Parenthood Provisional Housing Scheme until the end of 2028, after which the site will be redeveloped. This signals continued state investment in refreshing the neighbourhood's housing stock.
District 13 sits in a favourable position. It carries a Central Region address without Central Region pricing, and the dual-line MRT interchange gives it connectivity that many more expensive districts cannot match. With landed supply tightening across Singapore and HDB resale values continuing to set records, MacPherson offers a credible value proposition for buyers who want proximity to the city core without paying for a Tanjong Katong or East Coast postcode. The question is not whether the area will appreciate further, but how quickly the remaining price gap to its neighbours narrows.
