This snapshot measures HDB resale activity in Woodlands using registered-transaction figures over the past 24 months, alongside current live listing counts. Across all flat types, 3,586 resale transactions were recorded, with prices ranging from S$282,888 to S$1,270,000. As of the snapshot date, there were 1,804 live listings on the Hombble platform.

Finding 1: Four-room flats dominate resale volume

Four-room flats accounted for the largest share of resale activity in Woodlands, with 1,676 transactions over 24 months. Five-room flats followed with 1,071 transactions, while three-room flats recorded 416. Executive flats registered 351 transactions and two-room flats the fewest at 72.

Average prices rose with flat size, from S$366,352 for two-room flats to S$919,389 for executive flats over the 24-month period.

Finding 2: Recent price movements differ by flat type

Comparing the last 12 months against the prior 12 months, movements varied across flat types. For four-room flats, the average price eased from S$561,818 to S$557,962. Five-room flats also saw a lower recent average, from S$666,683 to S$662,581, while three-room flats moved from S$430,508 to S$428,193.

Executive flats moved in the opposite direction, with the recent average rising from S$902,919 to S$933,506. Two-room flats also showed a higher recent figure, from S$361,883 to S$370,821. These differences are qualitative in direction and should be read against the differing transaction volumes behind each flat type.

Finding 3: Live listings span HDB and condo segments

The 1,804 live listings in Woodlands included 1,219 HDB listings and 421 condo listings. The cheapest HDB listing was priced at S$345,000, while the cheapest condo listing stood at S$665,000.
