This snapshot measures resale transaction volumes and average prices across five HDB flat types in Sengkang over the past 24 months, along with the current pool of live listings on Hombble. All figures are drawn from Hombble data as of 8 September 2026.
Finding 1: The 4-room flat dominates resale activity
Across the past 24 months, Sengkang recorded 3,644 resale transactions in total. The 4-room flat led all types with 1,809 transactions, followed by the 5-room flat at 1,182. Smaller and larger types traded far less frequently, with 3-room flats at 295, executive flats at 196 and 2-room flats at 162.

Finding 2: Movement between the two 12-month periods varies by type
Comparing the last 12 months against the prior 12 months, the direction of average prices was not uniform across flat types. The 4-room flat's average edged lower, moving from S$657,631 to S$653,061. In contrast, the 5-room flat rose from S$721,160 to S$731,720, and the executive flat rose from S$828,900 to S$852,743.
The 2-room and 3-room flats also registered higher averages in the more recent period, with the 2-room moving from S$380,725 to S$386,060 and the 3-room from S$536,103 to S$541,856.
Finding 3: Live listings lean heavily towards HDB
Sengkang currently shows 81 live listings on Hombble. Of these, 64 are HDB listings and 11 are condominium listings. The cheapest HDB listing is priced at S$380,000, while the cheapest condominium listing is priced at S$796,000.
