This snapshot measures HDB resale transaction prices in Sembawang by flat type over the past 24 months, together with the current pool of live listings on Hombble, as of September 2026. Across the town, 2,073 resale transactions were recorded over the trailing 24 months, ranging from a low of S$320,000 to a high of S$945,000.

Finding 1: 4-room and 5-room flats dominate transaction volume

Of the five flat types tracked, 4-room flats were the most transacted over the past 24 months at 957 transactions, followed by 5-room flats at 542. Smaller and larger formats were less common: 2-room flats recorded 222 transactions, 3-room flats 220, and executive flats 132.

Finding 2: Price direction differs by flat type

The year-on-year picture is mixed. For 4-room flats, the average price over the last 12 months, at S$614,407, was lower than the prior 12-month average of S$629,722. The same direction held for 5-room flats, where the last 12 months averaged S$670,052 against S$693,825 previously.

In contrast, 2-room, 3-room and executive flats each saw a higher average in the last 12 months than in the prior period. Executive flats moved from S$747,434 to S$761,622, the largest of the three in level terms.

Finding 3: Live listings weighted towards HDB

Sembawang currently shows 2,958 live listings on Hombble. Of these, 1,791 are HDB listings and 708 are condominium listings. The cheapest HDB listing is priced at S$340,000, while the cheapest condominium listing is priced at S$688,000.

Averages can be affected by the mix of flats transacted in each period and should not be read as a valuation for any individual property.
